Frequently Asked Questions

Assessor
How is the value determined on my property?
Values are most often determined by comparing your property with properties that are similar in location, design, size, age and amenities. The value placed on your property for the year 2023 was based on sales between July 1, 2020 and June 30, 2022, utilizing the Sales Comparison Approach. A copy of this method for your residential property is available from our office and will be included in your Notice of Value.

Compsheet Layout and Time Adjusted Sales Prices
How often is property revalued?
Colorado law requires all assessors to reappraise all real property including land and improvements, every two years during the odd-numbered years.
What is the difference between actual value and assessed value?
The assessor determines the actual (market) value for all real and personal property. Then a percentage (assessment rate) is multiplied by the actual value to determine the assessed value. In Colorado property that is classified residential is currently assessed at 6.765% of the actual value for the property. Agricultural is 26.40% and all other Agricultural Business is 27.90%. Commercial Renewable Energy and Commercial Renewable Personal Property is 26.40 and all other commercial property is 27.90.
How are property taxes calculated?
The actual value is multiplied by the assessment rate which is then multiplied by the mill levy. The residential rate in Colorado currently is 6.765%. Agricultural is 26.40% and all other Agricultural Business is 27.90%. Commercial Renewable Energy and Commercial Renewable Personal Property is 26.40% and all other commercial property is 27.90%.   Example: $150,000 (actual value) x 6.765% (residential assessment rate) x .081265 (mill levy) = $ 824.64 (annual tax dollars). Please note this is only an example. Your value and mill levy maybe different.
Why don't all properties increase or decrease by the same percentage?
Each property is revalued to a June 30, 2022 value regardless of the percentage change. Some people think the previous (2021/2022) values are simply multiplied by an inflation factor, but in a reappraisal year, new data from relevant time frame is used, along with the latest mass appraisal techniques.
Who sets the mill levy?
Each individual taxing authority such as school, county, fire, water, sanitation, library, recreation districts and metropolitan districts. These authorities provide services to you and are listed on your tax notice. If you feel you should not be paying to a specific authority please contact that authority. The assessor’s office has no authority over the districts.
Can you appeal your property taxes to the Assessor?
No. You may only appeal your property’s actual value or classification. Objections to the level of taxation have to be taken to the taxing authorities. Colorado provides tax deferrals and rebates for some seniors. For information on the programs you may call 303-795-4600.
If I do not agree with the actual value, what steps should I take?
You may come into the office during May to speak to an appraiser about your value. Or, you may file an appeal online, or mail an appeal to our office. This appeal must be postmarked by the first business day each June. It is important that if you choose to appeal the Assessor’s value, you should provide pertinent information supporting your estimated value. If you appoint an agent to act on your behalf, that person needs your written authorization.
I'm not sure if I should appeal or not. How can I find out the sales prices of the properties in my neighborhood for the 24-month period prior to June 30, 2022?
You can get all the information you need in any of the following ways: Search Property information online, use our in office customer service kiosks to research property information. Or, use the copy of your residential comp sheet appraisal (backside of Notice of Valuation) that is mailed with your Notice of Valuation May 1 every odd-numbered year.

What is the Property Tax Exemption for Seniors?
In the November 2000 election, Colorado voters passed a Property Tax Exemption for Seniors, known as Referendum A. Qualifying Seniors will see 50 percent of the first $ 200,000 of actual value of their primary residence exempted from property tax. To qualify, at least one owner of a home must be 65 years or older as of January 1, and must have occupied the home as a primary residence for at least 10 consecutive years prior to January 1 of the year he/she applies. No, these regulations are retroactive and all properties in unincorporated Arapahoe County must be in compliance. All marijuana land uses are subject to all restrictions contained within this Section 3-3.5, including those uses that were in existence prior to the adoption of this Section 3-3.5.
What about growing medical marijuana for personal use (or, if I am a caregiver for others, for a patients' use)?

The Zoning Office of the Public Works and Development Department enforces zoning restrictions for the Arapahoe County Land Development Code within the unincorporated areas of the county. The Arapahoe County Sheriff’s Office enforces criminal violations.
Methamphetamine Contamination
What is Methamphetamine?
Methamphetamine, commonly called “meth,” is a powerful, highly addictive and illicit drug that stimulates the brain’s reward center.  Meth can be used by smoking, swallowing, snorting, or injecting and personal use of meth, though illegal, is prevalent throughout the United States and Colorado.
Where does meth come from?
Methamphetamine is often manufactured or “cooked” in unsophisticated, secret home “laboratories” by persons with no chemistry background. Meth is also manufactured in large quantities outside the United States and illegally smuggled into the country.
Is manufacturing meth dangerous?
Yes, the chemicals used to produce methamphetamine are toxic and extremely hazardous. Inhaling, ingesting, or contacting the chemicals used to manufacture meth can result in poisoning, illness or death. Also, some of the chemicals used to manufacture meth are highly volatile and may ignite or explode if mixed or stored improperly.
When is a surface considered contaminated with meth?
Per the Colorado Regulations, a surface is considered contaminated when a certified sample returns a result measuring 0.5 ug/100cm2 or higher.
If I suspect meth use in my building, am I required to test?
No, if you simply suspect that methamphetamine has been used in your facility, the regulation does not require you to perform testing.
When am I required to test for meth?

The regulation requires that you test for methamphetamine when any one or more of the following three situations exist:

  1. Results collected by a certified consultant are positive,
  2. A law enforcement bust involving meth occurs at the property, or
  3. Documented evidence is provided confirming meth has been used, stored, processed, or manufactured within the property
Can I sample my building myself using an at-home purchased test kit?
No, if sampling is required, “do-it-yourself” sampling is not allowed by Colorado Law. Instead, a certified contractor must be hired to perform the sampling work.
The regulations require extensive testing. Does this apply to me?
The regulations were adopted with residential properties in mind. Applying the same regulations to large public or commercial buildings, particularly where testing requirements are concerned, can be onerous and costly. When testing is required, Colorado law allows larger commercial building to apply for a testing variance by submitting a request to the Colorado Department of Public Health and Environment (CDPHE).
If I receive positive test samples, what do I need to do?
Per the Colorado Regulations, any surface known to be contaminated with meth must be properly decontaminated by a certified contractor. The contractor will perform decontamination and then conduct “clearance” testing.  A certified sample with a result of less than 0.5 ug/100cm2 indicates a surface is no longer considered contaminated.
Can I clean up meth contamination myself or require my employees to clean it?
No, special training and personal protective equipment is required to perform decontamination and surfaces know to be affected by meth must be decontaminated by Colorado certified decontamination experts.
What is secondary exposure to meth and is it dangerous?
Breathing air or touching surfaces contaminated with methamphetamine residue is considered a secondary exposure.  The risks associated with secondary exposure to meth have not been well studied and limited information is available.   However, in large public or commercial buildings, the public health risk associated with secondary exposure to meth is considered low. In these settings, the risk is considered low because the established contamination limit is very conservative and exposure times are likely to be short.
Should I test my building for meth just out of curiosity?

Because of the low risk to the public in large public or commercial buildings, Arapahoe County Public Health recommends against testing out of curiosity in these settings.

If you are considering testing for methamphetamine in a public place, even if you have not met the criteria to do so:

  • Research how a positive testing result could impact your business.
  • Have a plan in place ahead of time for how you will handle additional testing, possible remediation, and the financial and social impacts of closing affected areas to the public.
Oil and Gas
What is fracking and how can I learn more?
Hydraulic fracturing or fracking has been used by the oil and gas industry since the 1940s. The Oil and Gas Conservation Commission, managed by the State of Colorado, is a great resource for detailed information about fracking, why it’s done, how it’s regulated and more. Visit the following links to learn more: Animation of Hydraulic Fracturing
Can Arapahoe County prohibit drilling or fracking within the County?
No. Arapahoe County does not have the authority to ban oil and gas drilling or fracking. Mineral rights associated with oil and gas are property rights.
How do I know if I own the mineral rights on my land?
Due to the complexity of evaluating mineral rights ownership, the best way to determine your interests would be to contact a title company or a real estate attorney experienced in this subject matter.
Are there any public documents I could obtain that relate to my property?
You can obtain title documents (deeds, easements, etc.) from the Arapahoe County Clerk & Recorder’s Office, Assessor’s Office and/or the Treasurer’s Office located in the Administration Building, 5334 S. Prince St., Littleton, CO. By law, Arapahoe County employees are not allowed to give an assessment of your ownership rights or provide legal advice. Employees can only provide you with public documents and information.
What's the difference between state and local control/regulations?
The Colorado Energy and Carbon Management Commission has regulatory power over oil and gas operations. Colorado Senate Bill 181 was passed in April of 2019 allowing local governments more control over the surface impacts. In late 2019, the County began a public feedback process to draft new regulations, which were adopted in 2021. In 2023, amendments were added to the regulations, which is part of the Land Development Code. Visit www.apapahoegov.com/oilandgas to learn more.

ECMC How to Make Public Comment
Can a horizontal well go under my neighborhood?
To date, there are no directional wells that extend under neighborhoods in unincorporated Arapahoe County. Horizontal wells are only 5 to 7 inches in diameter and have cement and steel casings that support the production tubing. At depths of over 7,000 feet below the surface, the dense rock structure above can fully support a minimal void of this size.
What is a setback?
The regulated distance from an oil and gas well location to residences or community buildings. It is measured from the center of the well to the nearest wall of the residence or other building. The Colorado Energy and Carbon Management Commission (ECMC) requires a 500-foot setback from most buildings, and 1,000 feet from schools and high-occupancy buildings.

Road Maintenance
Why are residential streets not plowed?
View the plowing priority system page for an explanation
Am I allowed to shovel snow onto the street?
No, it is illegal to place snow from private drives or parking lots onto public rights-of-way. Do not push or shovel snow into the street.
Does the County shovel sidewalks?
The County does not remove snow from sidewalks or pedestrian walkways. Citizens are encouraged to shovel walks adjacent to their homes as a courtesy to their neighbors and for the safety of pedestrians.
Does the County repair street lights?
No, the County does not maintain street lights. Please contact your electrical power company.
Why does the new curb color not match the existing concrete?
The new curb was sprayed with a curing compound that is important for concrete to develop strength. This compound has a white pigment for installation, which will fade over time. Even after this fading there will be a difference in the shades of concrete due to the age of the concrete
Septic Systems
Under what conditions must an OWTS be designed by a Colorado Licensed Professional Engineer?

A Colorado Licensed Professional Engineer must design a system if any of the following occur:

  • The following soil types are identified within 4 feet below the depth of the proposed soil treatment area (STA): 0, 3A, 4, 4A, 5, R-O, R-1, R-2; treatment levels TL2, TL2N, TL3, and TL3N as specified in tables 10 and 11 of Regulation O-17.
  • Groundwater, bedrock, or other limiting layer is present within 4 feet below the depth of the proposed STA.
  • The ground slope at the area of the proposed STA is greater than 20%, or (d) the proposed system is a commercial system, (e) the proposed system utilizes pressure distribution.
I am selling my property and need to get my waste water system certified. What should I do?
The seller of the property is required to obtain a use permit prior to the sale of the property.
What is the minimum lot size for an on-site wastewater treatment system (OWTS)?
We do not have a minimum lot size requirement. Local planning agencies do have minimum lot sizes in their zoning codes. They typically recommend a minimum of one acre for lots supplied by central water and 2.5 acres for lots with wells.
How often do I need to pump my septic tank?
We require that septic tanks be inspected every four years and pumped when scum and sludge accumulate to greater than 25% of the effective volume of the tank. Dosing tanks shall be inspected and pumped if sludge accumulation is observed. If your OWTS receives higher than average use, as determined by your licensed cleaner, you may want to consider a more frequent pumping interval. All pumping and evaluation of septic tanks should be done by a licensed cleaner.
Will I be able to irrigate or have horses where my Soil Treatment Area (STA) is located?
We recommend that an STA be left largely untouched by homeowners. Irrigated landscaping is not recommended, since it has the possibility to saturate an STA causing the septic system to fail prematurely. You may consider planting buffalo grass or other natural grasses which do not require irrigation. Mow any grasses planted on the STA area regularly. Horses or other livestock should not be placed on an STA, because compaction of the soils may occur causing premature failure of your absorption area.
Can I install a bathroom in a garage, barn, etc., and connect it to my existing on-site wastewater treatment system (OWTS)?
We generally allow connection to the existing septic system, provided the owner notifies Arapahoe County Public Health in advance, and we approve the connection. An inspection of the new plumbing and applicable fee(s) is required. Prior to final approval, the existing record drawing of the system must also be amended to show new buildings and plumbing. For more information, contact our Environmental Health office prior to starting your project.
I am unsure where my on-site waste water treatment system (OWTS) is located. Do you have records of my system?
We maintain online records for existing septic systems in Arapahoe County which contain record drawings identifying OWTS locations. Please keep in mind that we may not have records of all septic systems due to age or permit status. In this case it may be necessary to contact a licensed installer or a certified Use Permit inspector or surveyor to locate your system.
I accidentally damaged some components of my septic system. Who should I call to inspect and repair the damage? Do I need a permit?
In this situation it would be best to have the system evaluated by a licensed septic contractor. If the damage is relatively minor such as damage to a single pipe or chamber, it likely will not require a permit, but the repair will need be done by a licensed contractor, and all repairs will need to be inspected by Arapahoe County Public Health prior to being covered. Inspection fees may apply. If the damage is more extensive such as damage to the tank or extensive damage to the soil treatment area (STA), it may require a repair permit. Consult with your contractor and Arapahoe County Public Health.

Sheriff's Office: Concealed Handgun Permits
How long does the permit application process take from start to finish?
By law, the Sheriff has ninety (90) days from receipt of your application to perform a background check and either approve or deny your request for a concealed handgun permit. It could take up to ninety (90) days to complete the background check and notify you that your permit is ready to pick up.
How long is my permit good for?
Your permit is good for five (5) years.
My permit was issued by Arapahoe County. Do I need to inform you if I move?
Yes. Please be sure to notify the Arapahoe County Sheriff's Office Concealed Handgun Permit Unit within thirty days of your move. You can do this by submitting an Address Change Form, which can be located on our website.
I have a CHP issued from another county in Colorado and I have moved into Arapahoe County. Who do I notify of the address change?
Please be sure to notify the Colorado county that issued your Concealed Handgun Permit within thirty (30) days of your move. You can do this by checking the county that issued your CHP web site and submitting an Address Change Form to that county.
If I moved out of Arapahoe County, do I need to renew my permit in the county I move to?
Yes, within one hundred twenty (120) days prior to the expiration of the permit, you may obtain a renewal form from the Sheriff of the county or city and county in which you reside or maintain a secondary residence (or own or lease real property used by you in a business).
Will you notify me when it is time to renew my permit?
No. We do not notify you of impending expiration. Like your driver's license, it's your responsibility to maintain your permit. You may renew your permit up to 120 days before it expires and up to 6 months after it expires.
My permit was lost/stolen. What do I do?
If your permit was lost or stolen, you need to initiate a report with the local law enforcement agency where the permit was lost or stolen, and bring the documents to the Arapahoe County Sheriff's Office Headquarters. A Sheriff's employee will make a copy of the report and ask you to fill out a Permit Lost or Destroyed Form. The fee to replace your permit is $15.
Can I transfer my out-of-state concealed handgun permit to a Colorado concealed handgun permit?
No. You may apply for a Colorado concealed handgun permit.
Sheriff's Office: FAQs for Antelope Hills Neighborhood Evacuation Exercise
Who can participate?
Residents of the Antelope Hills neighborhood.
What about pets?
For this exercise, only the human members of your household and required service animals are invited to participate. In a real-world evacuation, we encourage all members of the household to evacuate, including your pets.
If I don't live in Antelope Hills, can I still participate in the evacuation, or attend the evacuation center event?
No. The exercise is designed for practicing the evacuation of this specific neighborhood and the cross-jurisdictional partnerships for first responders.
What about neighborhood safety- if we're all leaving, isn't there a greater risk?
During the exercise, Adams County Sheriff’s deputies, Arapahoe County Sheriff’s deputies, and Town of Bennett Safety Officers will be working together to maintain the safety of traffic flow as well as maintain a presence in the neighborhood throughout the events.  Law enforcement officers in marked cars will patrol the neighborhood.
I have other plans on that day, will I still be able to get in and out of my neighborhood?
Yes, we will not restrict neighborhood access as would occur in a real-world evacuation. If you have other plans, just be aware that there will be increased traffic and emergency vehicles in the area during the exercise time- plan accordingly for your travel time needs.
How do I sign up?
First, click this link: http://forms.office.com/g/HK632NDCFq It will take you to a fillable form for registration.

Then, go to http://public.coderedweb.com/CNE/en-US/BFB7CC4C6C0A to enroll your home in the CodeRed/ArapAlert system. This is the Arapahoe County Sheriff's Office Reverse 911 system. It also is how we will communicate lifesaving information in a crisis and during this drill.
Why do I have to sign up in two places?
The fillable form allows the Arapahoe County Office of Emergency Management to communicate important information about the exercise. CodeRed/ArapAlert is the emergency notification system for your area. It is an opt-in system, so we cannot enroll your household for you.
If I don't sign up, can I still participate?
The exercise “emergency” messaging will go out to those in the neighborhood who signed up for CodeRed/ArapAlert, but first responders will not contact households that are not enrolled. We encourage you to sign up if you plan to attend- the more households for first responders to evacuate, the more real the activity is.
I'm signed up for ArapAlert/CodeRed, but I can't participate. What does that mean for me?
If you didn’t sign up but are enrolled with ArapAlert, you may still receive the fake emergency messaging. Still, you will not be contacted by first responders practicing evacuation in the neighborhood.
What if I have a need for ADA accommodation to participate?
Please contact Gerilynn Scheidt gscheidt@bennett.co.us 303-644-3249 x1004
How much of my Saturday will this take?
We anticipate the exercise notification to be sent out in the 9:00 AM hour. The evacuation center with preparedness fair event will be open until 11:00 AM.
What is the preparedness fair event at the evacuation center?
The Town of Bennett will be hosting a preparedness fair with information booths, giveaways, and food available for participants from Antelope Hills.

An evacuee assistance center or evacuation center is a place for those displaced by the emergency to congregate while you figure out the next steps and to get information about the event as it is released or receive available assistance and guidance after a major event. Often, they take hours or days to be set up. However, unlike a real-world event, you will already know where the evacuee assistance center is located (Town of Bennett Community Center). You can go straight there when prompted to evacuate.
Sheriff's Office: Inmate Visitation
What do I do when I arrive for my visit?
You will check in with the Visitor Center desk staff. Provide them with your current and valid identification card, driver's license, military ID, passport or Mexican-Matricula Consular ID. Your identification will be verified against the registered visitor's list for that day. Only a registered, pre-approved visitors, limited to two visitors per session, will be allowed to visit. Visitors under the age of 18 must be accompanied by an adult.
Can I leave money?
Yes. You may deposit cash in the kiosks located in either the Visitor Center or the Detention Facility front lobby from 7 a.m. to 10 p.m. Visitor Center staff will not provide inmate account information.
Can I visit more than once a day?
No. In order to accommodate all visitors, you will not be allowed to visit more than once per day. Also, you will not be allowed to visit more than one inmate per day.
How early should I arrive or what if I am late for my visit?
Please arrive about 15 minutes prior to your scheduled visit. Visitation appointments will begin and end at the scheduled time. Appointments will not be adjusted for late arrivals by either visitors or inmates; you will only be allowed to visit whatever time is remaining from your scheduled visit.
How long will my visit last?
You will have approximately 30 minutes to visit. The time will appear on the monitor to show you how many minutes are left in your visit. When the visit has been completed, the monitor will automatically shut off. Your visit is then ended and you must proceed immediately out of the visitation area.
Snow Removal
What can I do to help alleviate my ice problem?
Shovel or snow-blow the snow into your yard or behind the sidewalk. Never place this snow in the gutter or street. Clear your driveway and sidewalk as soon after the storm as possible. Remove snow at the very end of your driveway at least 6 feet beyond each edge of the driveway and even into the street. Keep large trees and shrubs adequately trimmed so their shadow is not cast into the street or where ice and snow usually accumulate.
Who shovels sidewalks and pedestrian walkways?
The county does not remove snow from sidewalks or pedestrian walkways. Citizens are encouraged to shovel walks adjacent to their homes as a courtesy to their neighbors and for the safety of pedestrians.
Special Food Event
What if a vendor has a retail food establishment license from a permanent location, is this license ok?
No. The license they hold is only valid for the location indicated on their license. To operate at a separate location, an additional license is required.
What if the vendor has a special event retail food establishment license or mobile license from another county?
Arapahoe County Public Health does not accept special event retail food establishment licenses from other counties. However we do accept mobile licenses issued in the state of Colorado, except for the City and County of Denver
What is the difference between a mobile licensed vendor and a special event licensed vendor?
While both must report to an approved commissary, the special event retail food licensed vendor may operate only at special events, and have far less stringent equipment requirements. A mobile retail food establishment licensed vendor is associated with a specific mobile truck, trailer, or pushcart, and may operate at any event, any location, and at any time, within the travel time and/or distance constraints of their commissary.
What kind of vendors are exempt?
Vendors that are only providing 2 fl. oz. or less samples or vendors that are operating as nonprofit would be considered exempt and would not need a special event license to operate. Please contact us with any questions as to what may be considered exempt.
Can the vendors prepare food onsite?
No. Only final assembly of products can take place onsite (such as placing a hot dog or hamburger on a bun). All food items must be prepared at a commissary. This includes washing, chopping, peeling, dicing, shredding, and mixing activities. All poultry and ground beef are required to be precooked. Chicken and turkey may be purchased precooked. Hamburger patties may be pre-formed and frozen
Transportation Division
Who do I call to report problems with a traffic signal?
For signals in unincorporated Arapahoe County call the Transportation Division at 720-874-6500 . For signals on state highways (i.e. Arapahoe Road, Parker Road, etc.) notify the Colorado Department of Transportation Region 6 at 303-757-9511. For signals in incorporated cities (i.e. Aurora, Centennial, Littleton, Denver, Sheridan, etc.) notify the respective jurisdiction.
What do I need to do to request additional signs or a traffic signal be installed?
Can we add speed bumps to residential streets?
The County will not install certain traffic control devices to control speed, such as speed bumps, drainage cross pans, stop signs, etc.
How do I view or obtain copies of the film for a camera at an intersection?
County cameras are for video detection only, they currently do not have capability to take still images available for viewing.

Arapahoe County Assessor 5334 S. Prince St. Littleton, CO 80120
-call the assessor's office directly at 303-795-4600
What are the property tax due dates?
-If the tax amount is less than $25, you must pay no later than April 30.
-If the tax amount is $25 or more, you may make two payments. The first half payment is due no later than February 28. The second half payment is due no later than June 15.
-If you pay your taxes in one total amount, the payment is due no later than April 30. -If your payment is late, delinquent interest is added to the tax amount as mandated by State Statutes.

My property taxes are paid by my mortgage company. What should I know?
-Colorado law was changed in 2010, allowing for electronic notification of taxes due. At that time, Arapahoe County discontinued mailing property tax statements to property owners whose taxes were paid by a lender UNLESS the property owner notified us, requesting that we mail their tax statement to them. We send out an e-mail notice when tax statements are available for viewing, as well as when due dates are approaching. You can sign up for e-mail notification of property tax statements at the link below.

-When you pay off your mortgage, if you wish to receive a paper copy of your tax statement, please contact us by e-mail at Treasurer@rebeccakovar.com or by phone at 303-795-4550, so our records can be updated.

-Your mortgage company should request payment information directly from this office. FAILURE TO RECEIVE A TAX STATEMENT DOES NOT RELIEVE THE OWNER'S RESPONSIBILITY OR LIABILITY FOR PAYING TAXES ON TIME. Payments from mortgage companies are received in several different ways. Some mortgage companies use a tax service for processing tax payments. The tax service processes multiple mortgage companies, and taxes are remitted via multiple parcel payment file. Others send an individual file, or remit with a payment coupon(s) that you may have forwarded or they requested directly from this office. Any refunds after processing the tax payments are made to the mortgage company.

What is the property tax process?
  • Colorado Revised Statutes, as amended, require the County Assessor to determine the actual value of property. For property tax purposes, assessed valuation is a percentage of actual value. Specific information on your valuation can be obtained by contacting the Assessor's Office at 303-795-4600 or by e-mail.
  • School tax is levied by each school district's Board of Education. County tax is levied by the Board of County Commissioners. City and town taxes are levied by their governing councils. Special district taxes are levied by their Board of Directors.
  • The tax levies adopted by the various governing bodies reflect the amount in dollars needed to fund local government services such as schools, law enforcement, detention facilities, fire protection, city and county road construction and maintenance, public libraries, parks and recreation, water, sanitation and drainage facilities, social services, and urban renewal development by cities.
  • The factors which determine the amount of tax due are property valuation and tax levy.
  • Information concerning the tax levy can be obtained by contacting the governing boards of the taxing entities.
  • The County Treasurer is responsible for the collection of taxes and distribution of monies to the various entities for which taxes are collected.
  • THE TREASURER HAS NO JURISDICTION OVER VALUATIONS OR TAX LEVIES
How are property taxes calculated?
The tax calculation is taxable value times a mill levy (tax rate). Mill levies are certified to the county by each taxing authority.
How are special assessments calculated?
A special assessment is an amount taxing authorities certify to the county as a specific amount due rather than a tax calculation.
Why did the amount of my senior or veteran exemption change?
If approved, the exemption grants a reduction of 50% of your value, up to $200,000. The most common reason for a change in the exemption is due to the tax rate/mill levy changing. This changes every year, so your exemption will never be exactly the same from year to year.

Another reason for a change in the exemption would be a change in value. If the value of your property was previously less than $200,000, and is now over $200,000, this will affect your exemption. If your exemption was previously half of your property taxes, but is now less than half of the total property tax amount, this is probably why.

If you have any further questions, please feel free to contact us at 303-795-4550.

Treasurer: Tax Lien Sale
When is the tax sale publication available?
The annual tax sale publication will be available in October.
If a tax lien is sold, will I lose my property?
You will not immediately lose your property if a tax lien is sold. For real property, the tax lien must be 3 years old before the purchaser of the lien can apply for a Treasurer’s Deed to the property. This gives you a minimum of 3 years to pay-off the tax lien. For mobile homes, the tax lien must be held for one year before the purchaser of the lien can apply for a Certificate of Ownership to the property.
How do I pay off a tax lien?
After the tax lien sale has concluded, payments are considered tax lien redemptions and must be paid with cash or cleared funds.
Can I pay a tax lien for someone else?
If you are not the owner and plan to redeem a tax lien on behalf of the owner, a written description of your legal interest in the property will be required at time of payment.
How will I know if the purchaser of the lien has applied for a Treasurer's Deed to my property?
Once the purchaser (lien holder) applies for the Treasurer’s Deed, our office will request a title search. Notices will be mailed by certified and regular mail to all persons/entities that have a legal interest in the property.
How long does it take for the Treasurer's Deed to be issued?
Once the lien holder has applied for the Treasurer’s Deed and the first legal notice has been published, it generally takes no less than three months and no more than five months to issue the Treasurer’s Deed.

Do we have to go to the county that the birth occurred in? Or can I go to ANY Vital Records office?
If the person was born in Colorado, you may obtain the birth certificate at ANY Vital Records office in the state of Colorado. Clerk and Recorder offices do not produce certificates.
Why does the birth certificate print with mother's maiden name?
The State of Colorado records it this way for security purposes, and because mother’s name may change due to marriage. The maiden name will always stay the same even if mother re-marries.

No. You must contact the State Vital Records Office in the state you were born in, or you can also apply through a secure third-party website www.vitalchek.com.
When will I receive my child's Social Security Card?
On average, it takes approximately 6-8 weeks from the time baby was registered at the hospital. However, it can vary depending on the state where you live. If you have not received your child’s social security card within six to eight weeks, please visit or contact your local Social Security office.
